withNotable is the GEO platform for real estate. We help brokerages and the agents who work within them get recommended by the AI platforms — ChatGPT, Perplexity, Gemini — that buyers and sellers are increasingly using to choose who to hire. This is the story of why this matters, what we built, and what we believe.

The Shift

Search is changing. The category is too.

For two decades, the answer to “how do I get found by buyers and sellers?” was SEO. Real estate professionals invested in search engine optimization, advertising, and listing portal placement — and the work paid off. It built the foundation that AI now reads.

But the buyers and sellers of the next decade are not searching a page of ten blue links. They are asking AI for one answer with a few names. ChatGPT now serves over 800 million weekly active users. 62% of U.S. adults interact with AI several times a week. The way people find professionals — including real estate professionals — is shifting in real time. SEO is not dead. It is the floor. GEO — Generative Engine Optimization — is the new ceiling.

What We Found

We tested the new search. The results were clear.

Before we built the product, we ran the research. In February 2026, we executed 240 standardized queries across ChatGPT, Perplexity, and Gemini in 10 American markets. We asked the questions real home buyers and sellers actually ask. We documented what each AI platform returned, who it recommended, and why.

The findings were consistent enough to be predictive — and consequential enough to warrant a company built around them.

AI is recommending real estate professionals to potential clients right now. It does so confidently — naming specific names, citing specific sources. But the recommendations are concentrated. In every market we studied, a small number of agents captured a disproportionate share of mentions. The realtors AI recommends are being decided right now — and the patterns are compounding.

We published these findings in The State of AI Search in Real Estate, Volume 1. The report is freely available and updates as we expand the research. It is the educational foundation behind everything we build.

What We Built

A platform for the new search.

withNotable is built around a six-step loop: Visibility, Audit, Action Plan, Execution, Measurement, Proof. We scan how brokerages and agents appear across the AI platforms that matter. We audit the digital presence AI reads. We translate the audit into a prioritized action plan. We provide the tools — templates, schema, content, and on Pro+, AI-optimized websites — to execute that plan. We measure results automatically and prove what changed. The loop runs continuously. The signals compound.

The platform exists at two levels. withNotable for Brokerages is built around the firm — its brand presence, its lead flow, its recommendation rate at the brokerage level. withNotable for Agents is built around the individual — specialty visibility, personal brand, and the long-term work of becoming the name AI mentions in a neighborhood or property type. The two products compound. A brokerage that runs the full loop and brings its agents along sets a foundation that strengthens with every cycle.

We built this because we believe the next decade of real estate will be shaped by which firms and which agents establish their presence in the AI recommendation layer before the patterns settle. That window is open right now. It will not be open indefinitely.

What We Believe

The principles that guide what we build.

A few convictions run through the work. They shape the product, the research, and how we show up.

The map matters more than the dashboard.

A dashboard tells you your score. A map tells you where you are, where you need to be, and the specific path between. We are not in the monitoring business. We are in the orientation, navigation, and proof business.

Proof is earned, not promised.

We do not claim outcomes we have not produced. When early customers double their visibility, we say so — and we condition it on their having followed the plan. When we cannot attribute a deal to a specific channel, we say that, and we show why the math still works. Honesty about what we cannot prove is the foundation of trust about what we can.

Generative search optimization is a discipline, not a hack.

GEO is not a trick or a shortcut. It is the deliberate, sustained practice of making sure your business is visible, consistent, specialty-clear, and citable across the sources AI relies on. The brokerages and agents who treat it as a discipline win. The ones looking for a quick fix do not.

The early window is real, and it is closing.

AI recommendation engines reward incumbents. The names that establish presence now become the patterns AI returns to. This is not artificial urgency — it is how recommendation systems work. The realtors and brokerages who treat the current moment as foundational set themselves up for compounding returns. The ones who wait will compete against incumbents the AI has already learned to trust.

The State of AI Search in Real Estate is not a marketing asset. It is the publicly available evidence base for a category most of the industry has not yet recognized exists. We will keep publishing volumes as the data matures, because educating the market is part of the work.

What’s Next

The decade ahead.

The work in front of us is straightforward and long-term. Expand the research — more markets, more query types, longitudinal tracking of how recommendation patterns evolve. Deepen the product — better tooling, sharper measurement, more of the action plan automated so the platform completes work on behalf of the user rather than just recommending it. Earn more proof — more brokerages, more agents, more data on what actually moves visibility scores and translates into measurable business outcomes.

We are early. The category is new. The data is forming. The brokerages and agents we work with are the ones helping define what GEO becomes for real estate, and we treat that responsibility as a serious one.
