What the data shows

Four findings every realtor should see

Only 3–5 realtors get recommended per market

Across 10 markets and 240 queries, AI consistently recommends a small handful of real estate agents. The rest don't appear at all. Out of roughly 51,870 licensed professionals in these markets, AI mentioned just 656 — about 1.3%.

The realtors AI recommends aren't always the top producers

AI recommendations are built from identifiable, optimizable sources: Zillow reviews, Google Business Profiles, EffectiveAgents rankings, and community forums. Production volume alone doesn't determine who gets mentioned.

Each AI platform recommends different realtors

Only 2.4% of the realtors we identified appeared across ChatGPT, Perplexity, and Gemini. The remaining 88.7% appeared on just one platform — invisible to buyers using the other two.

Content volume matters less than digital infrastructure

Realtors who clearly signal their specialties in online profiles, reviews, and content are more likely to be recommended. Specialty queries (first-time buyers, luxury, relocation) produced realtor names 87% of the time, compared to 73% for generic queries.
